In our country there’s been a lot of talk about a wealth gap between different races and socioeconomic statuses. If you look at the numbers, the divide is incredibly huge, but it's not just an earning divide. In order to create generational wealth you need to invest in real estate and own real estate. It’s the one asset that you can keep passing down over generations and generations and it keeps appreciating and appreciating. You can buy a house with a very minimal down payment and after thirty years end up owning 100% of that house and that asset can be passed down to your kids, and they can pass it down to their kids. If each generation buys one house, by the tenth generation they will own 10 houses. Even if all the houses are only worth $300,000, that eleventh generation will have a net worth that’s passed down to them of $3,000,000. Now, over 10 generations I’m sure prices of everything will appreciate considerably, so it’s not crazy to think they could end up with at least 7,000,000 or 8,000,000 of net worth.

So, the way I see to tackle the wealth gap that we have in this country and put an end to generational poverty is actually to create generational wealth in those areas that aren't used to owning their own home. Teaching them the importance of land and real estate because real estate is wealth. They aren’t making any more land, well maybe some volcanoes are, but that’s a different story.

What if I told you that you could get paid to live in your house? Or at least live rent free? I know what you're thinking, “Dave, what are you talking about?” But I'm serious! What if I told you that you could actually get paid to live in a house that you buy? Well, that's actually what happened with me and my 4 family that I purchased. The rent coming from the other three apartments more than covers all of my expenses for the house (mortgage, taxes, insurance, utilities). I actually get paid every month to live there. I’ve sold houses to clients and friends where they are at least living rent-free. It’s not a utopia if you know what you're doing.

I always suggest to people to buy a multi-family as their first home because that way, later on after a year or two, if you really want to buy a single family house, the rent coming in from that multi-family home can actually help you pay for the mortgage and expenses on your single family house. I mean, I go so far as to suggest to people to buy a four family, then move down and buy a three family, then a two family, and then after that a single family. In the span of five, six, seven years, you could end up with ten units and guess what? All of that money is a really nice retirement fund for when you retire. If you get a 30 year mortgage when you're 30, or even 35, by the time you're 65 that'll be completely paid off and you can either completely make all the cash flow or you could even refinance the house and pocket all of that money without paying any taxes on it because refinancing your home is not a taxable event. If you do it the right way, you don't have to put down a huge down payment every single time. Sure, you may not live as comfortably right away, but in the long run with all the money coming in from all those units and all of those houses appreciating you'll definitely have a more comfortable retirement. Isn’t that more important? Most people want instant gratification, but isn't it the goal to get more wealth down the line? And you’d want to live more comfortably the older you get, wouldn't you?

Look in the mirror and you can either see your best friend or your worst enemy. You either master your mind or you will be mastered by it.

You can allow your mind to control you and tell you how bad a situation is or how mad/sad/scared you are, but that doesn't help you find a solution for the problem. Einstein said, "We cannot solve our problems with the same thinking we used when we created them."

Just think about it, all of the wars that have been fought over the years. What were they all over? Land and resources that are found in land. essentially real estate is just land, isn’t it? It seems like a lot of people right now with Bitcoin, stocks, and with everything have been putting a lot of their money there and have been missing a really crucial aspect of investing and that’s real estate. I mean, think about it, the Roman Empire was one of the greatest Empires because it controlled the most real estate. Genghis Khan is considered one of the greatest conquerors of all time because he controlled all of Asia and all the way into Europe, he essentially owned all of the real estate. Alexander the Great was great because he owned tons of real estate. Why are wars fought? Because people want to own more land and especially land that is more valuable. You can call it gold, you can call it oil, you can call it whatever you want to call it, but all of those resources are in land. Aren’t they? So, the true value is owning land that is valuable.

A small lot in New York City can sell for well more than a whole acre in the middle of nowhere. That’s because real estate is power, but location of that real estate is also important.

Conscious vs. Unconscious Mind (UCM)

When I started understanding the UCM, I started making better decisions. I started realizing I had the same problems come up in my life over and over and found out how to solve them at the root, not just on the surface. I started to tap into my potential.

Imagine I gave you the iPhone1 and iPhone12. How effective and efficient would it be if you used the iPhone1 for everything? Imagine using the iPhone1 for work. It would take forever for it to process information and wouldn't be able to store much either. Now, if you used the latest iPhone12, then you'd be able to process everything quickly and store exponentially more on it.

The iPhone1 is your conscious mind and the iPhone12 is your unconscious mind. Don't believe me? Try to consciously breathe while consciously moving every single muscle to move your mouth and vocal cords and thinking of every single word you want to say for just 2 minutes. Oh! Almost forgot, consciously keep your back and neck straight as well!

That's right, it's practically impossible. Our UCM can control all of that without batting an eye! Have you ever taken a multiple-choice test where you had an immediate gut feeling that the answer was C, but you decided to work through the problem and came up with B instead? I bet when you got your test back, you noticed that your gut feeling was actually right. The gut feeling is actually our UCM giving us the answer.

Most of us go through life trying to analyze everything and make decisions that make conscious sense. In other words, we use the iPhone1. I know, I was there too. When I started trusting the iPhone12 (my gut), however, life became a lot easier and my decisions improved. I also realized trying to solve my problems at the conscious level was only helping the symptoms, the root of my problems was at the unconscious level.

Tips about the conscious vs. unconscious mind:
- Conscious mind is great at figuring out which direction you should go in.
- Unconscious mind is way better at processing info.
- Our problems manifest themselves at the conscious level, but the root is at the unconscious level.
