Condos are also trading quicking by 31% month-over-month meaning high-intent buyers will still have to push through multiple offer scenarios in the coming months. Looks like there is enough supply to last through the winter, although interest (no pun intended) will be high right now because of current rates.

Condo Buyer Tips: When buying a condo, always consider the potential for assessments and HOA fees. I lived in and served on the Board of Trustees at a 250+ unit building. I'd be more than glad to be your guide in navigating through the due diligence process of condo buying.

If you're looking to make a move to Essex County, note that there has been an increase in months' supply of inventory however, the absorption rate is less than 1%. What does this mean for you as a ? You still need to make decisions rationally and when something does come on the market that you love, there are still likely others that will join in on the offering table.

Now sellers, recognize that others in the market believe the market has shifted. Your is more important than ever! DIY could be misinterpreted by others and keep your home on the market longer than necessary. I'd be glad to walk you through my process.

Great insights on how inflation is impacting construction costs across the board.

Ex: say cost per square foot was $25…
- If you were to incorporate all of the depicted renovations, each sq. ft. more of construction would cost $102 more.
- Now multiply that by 2500 sq. ft. (U.S. Census Bureau value for avg. house sold was 2,356 sq. ft. In 2021) and you’ll find the cost of construction on a home y-o-y will have increased $255k!!! Again this is with all of the possible material changes to a household. Keep in mind the median house size is now being built 8% higher at 2,561 sq. ft. National Association of Home Builders

For individual changes, I’ve used the data presented and created a calculator to find out what costs would be for those items.

The stakes have never been higher, which is why builders will have to continue navigating this process with an open mind and commitment to a greater-good.

FYI - This trend should continue to ebb and flow throughout the duration of the summer.

This past weekend, Erica and I purchased our first electric lawn mower. While I was hesitant at first, several opinions at The Home Depot swayed me towards purchasing a RYOBI 40V push mower.

The results were incredible! Take a look and see for yourself.

A few homeowner tips for those of you looking to invest in a new lawn mower this season:

1. Electric are great for shorter grass and < .25 acres of land; gas are more powerful and can push through wet grass easier in addition to taking on more surface area.
2. Electric mowers purchased in the Commonwealth of Massachusetts are eligible for a $75 rebate through Mass Save.
3. Electric mowers tend to be easier to maintain long term. The same goes for a smaller gas mower, but the larger ones with more power will certainly need more attention on an annual basis to make sure they keep running at the same capacity.

With that said, I took a photo of my old mowers which may enter retirement now that I’ve found a solid alternative. I may even upgrade our w**d wacker as well!

- When looking to buy a house, it’s always nice to keep in mind that you and your neighbors will have to view the exterior landscape.
- Maintaining this all can be time consuming and/or expensive. Budget accordingly once you’ve landed on the acreage of your home.
- Also maye sure to check on any invasive plants species such as various ivy’s, w**ds, etc.
