These numbers are why I cry myself to sleep every night. It's the back on market and price decreases that keep me up at night.
If you add up the price decrease, back on market, withdrawn and expireds it tell a story of a confused market with neither side wanting to give.
Sellers think it's 2021 and buyers think it's 2009. Neither is true.

Real estate peeps. Have you ever heard the term ARV used on a vacant lot for the value of the lot with a new home built on it? Meaning ARV of a 300k lot being 1.25 mil because that's the house value after completion?
