So, what’s the NAR settlement about? My take, not much. Although NAR will remove broker compensation off the MLS, sellers are still free to negotiate. I think sellers will continue to be pressured into paying for buyer representation.
Not with me. Nothing changes until mid-July. We have no direction from brokerages on what will be required of us as agents. I commit to advocating for you, as seller or buyer.
As your buyer rep… I’ll offer both flat fee or hourly options. You can use this to negotiate the price of the house down since the seller won’t be paying my fees anymore. If you’re taking out a mortgage, most will roll closing costs in. Reach out and I’ll set you up with lenders. Better yet, pay cash and save the most money possible in this market.
As a seller, I’ll do flat fee until the details get resolved. Currently my broker requires 2% paid to buyers rep, and until mid-July it’s likely to continue. My flat fee will save you money. Once it changes, I’ll offer both flat fee and a fixed 1.5-2% fee. Option will be yours.
