So, what’s the NAR settlement about? My take, not much. Although NAR will remove broker compensation off the MLS, sellers are still free to negotiate. I think sellers will continue to be pressured into paying for buyer representation.

Not with me. Nothing changes until mid-July. We have no direction from brokerages on what will be required of us as agents. I commit to advocating for you, as seller or buyer.

As your buyer rep… I’ll offer both flat fee or hourly options. You can use this to negotiate the price of the house down since the seller won’t be paying my fees anymore. If you’re taking out a mortgage, most will roll closing costs in. Reach out and I’ll set you up with lenders. Better yet, pay cash and save the most money possible in this market.

As a seller, I’ll do flat fee until the details get resolved. Currently my broker requires 2% paid to buyers rep, and until mid-July it’s likely to continue. My flat fee will save you money. Once it changes, I’ll offer both flat fee and a fixed 1.5-2% fee. Option will be yours.

While packing up to move closer to family (DM if you’d like the new address), I’m shocked by how much space this smaller house has. In it’s 1800 sqft, it’s got more storage space than the 4000 sqft we’re moving into. More floor space doesn’t necessarily mean more storage. Simon and I did a fabulous job when we designed this remodel. Only now am I seeing how very valuable those little details can be.

Still waiting to buy? You shouldn’t. This article really hits home many of the data points that affect the market now, and will for a very long time.

In Florida, our main issue is a very attractive quality of life coupled with not enough homes. With the last couple of hurricanes, in expensive areas no less, quality builders are busy and booked out 18-24 months. We just aren’t building enough homes fast enough. Add to the fact that most people want to live on or near water, and you’ll see prices aren’t going down.

Clients will say “but I see asking prices being lowered!” Sure, but that doesn’t mean prices are going down. It means we are looking for to- dollar, sometimes over market value, hoping the right buyer bites. If they don’t, we lower the price. We drop prices for a few reasons only:
1) seller asked for far too much and now see what their home is actually worth. This usually stems from many much lower offers.
2) sellers want to sell quickly so we lower the price to indicate the seller is open to offers lower than their asking price
3) to stimulate new interest

Keep in mind that Wall Street is looking at the US as a whole. Prices will definitely come down in some areas, but not all.

Florida still commands a premium price, especially coastal areas. Texas, Tennessee, and Nevada will continue to thrive, with some balance returning to over-inflated areas like Austin, Vegas, and Nashville. The Carolinas still see movement in, but many areas have peaked.

Although I’d recommend getting/using an agent, do your research first.
