Luxury real estate is changing, and affluent women are playing a major role in that evolution.

A recent Florida Realtors® report highlighted how wealthy women are increasingly driving luxury home purchases, with a focus on privacy, lifestyle, flexibility, and long-term value.

Interestingly, many of these same priorities are exactly what attract buyers to Marco Island and Naples:
✔ Waterfront living
✔ Privacy and security
✔ Resort-style amenities
✔ Space for entertaining
✔ Low-maintenance luxury
✔ Strong long-term investment potential

As a luxury Realtor on Marco Island, it's always fascinating to see how national trends align with what we're experiencing locally.

Luxury today is less about excess and more about creating a lifestyle that truly fits how you want to live.

If you're considering buying or selling luxury property in Marco Island or Naples, I'd be happy to share what I'm seeing in today's market.

I am incredibly honored to share that I have once again been recognized in the 2026 RealTrends Verified rankings as one of America's top real estate professionals, ranking in the Top 1.5% of individual agents nationwide by sales volume.

RealTrends Verified is widely regarded as the most respected ranking in residential real estate, making this recognition especially meaningful.

While awards are appreciated, they are never achieved alone. This recognition is the direct result of the trust my clients place in me during some of life's most important decisions. Whether you purchased your first home, sold a longtime family property, invested in a waterfront retreat, or referred a friend or family member, you have played a role in this accomplishment.

I am grateful every day for the opportunity to serve the Marco Island and Naples communities, and I remain committed to providing honest guidance, thoughtful negotiation, hyper-local expertise, and modern marketing strategies that help my clients achieve their goals.

Thank you for your trust, your referrals, and your continued support. I do not take any of it for granted.

Here's to another year of helping people write their next chapter.

Are people still moving to Florida?

According to newly released IRS data, the answer is a resounding yes.

Florida gained an impressive $20.6 billion in adjusted gross income from people relocating from other states, more than any other state in the country. Meanwhile, states like New York, California, Illinois, and New Jersey saw billions of dollars leave as residents chose to relocate elsewhere.

As someone who works with relocation buyers every day, this isn't surprising.

While Florida's lack of state income tax certainly gets attention, most of the buyers I meet are motivated by much more than taxes. They are looking for a different lifestyle. Warmer weather. Waterfront living. More time outdoors. A place where they can enjoy retirement, work remotely, or simply slow down and enjoy life a little more.

Of course, every move should be evaluated carefully. Homeowners insurance, property taxes, and overall cost of ownership all deserve consideration. But the continued migration into Florida tells an important story: people continue to see value in what our state has to offer.

Here in Marco Island and Naples, I see this trend firsthand. Many of my clients are making a lifestyle decision just as much as a real estate decision.

If you've been considering a move to Southwest Florida, I'd be happy to share what I'm seeing in today's market and help you determine whether it's the right fit for your next chapter.

A truly exceptional experience is defined by care that goes beyond the transaction.

Grateful to be trusted in helping clients navigate not just the search, but the many details that come with finding the right home from a distance. Every step is approached with clarity, honesty, and attention to what matters most to them.

It is always the goal to make the process feel informed, supported, and as seamless as possible, from first viewing to well beyond closing.

A significant part of today’s housing market is being shaped by buyers with strong equity positions and long-term perspectives.

Many Baby Boomers are entering the market with flexibility, financial confidence, and lifestyle priorities that continue to support demand, particularly in coastal and luxury markets like Marco Island.

Understanding these shifts helps buyers and sellers make more informed decisions in a changing environment.

Long-term ownership has created significant equity for many homeowners across Florida.

That equity is now shaping buying flexibility, relocation opportunities, and future planning decisions.

While headlines often focus on rates, equity remains one of the market’s strongest underlying forces.

For many homeowners, accumulated value continues to create options even in changing conditions.

One of the highlights of this incredible week celebrating the Top 100 Advisors within Premier Sotheby's International Realty, was the opportunity to spend time in conversation with Robert Reffkin — one of the most influential and innovative figures in modern real estate.

As the founder and CEO of Compass, Robert has helped reshape industry conversations around technology, branding, agent empowerment, and the evolving consumer experience.

What made the conversation especially impactful was the shared discussion around how technology should elevate the client experience — not replace the human connection that defines exceptional real estate service.

Luxury real estate is evolving rapidly, and I believe the advisors who will continue to lead are those who embrace innovation while remaining deeply committed to relationships, strategy, ethics, and advocacy.

Navigating today’s market requires more than urgency.

In today’s Florida market, successful decisions are rarely driven by speed alone. Preparation, timing, financial clarity, and the right guidance all play a role in creating stronger outcomes.

Buyers are becoming more intentional, negotiations require more strategy, and market conditions continue to evolve from one neighborhood to the next.

The strongest approach is not reacting quickly. It is understanding the full picture before making a move.

Swipe through for a closer look at what is shaping real estate decisions right now.
