July statistics are in for Marco Island and there is plenty of positive notes. While late August and into September tend to be our quietest months of the year, July showed healthy volume sold and inventory that continues to drop. Lower inventory levels will help prices hold steady, but we still have enough selection that buyers can find good opportunities.

Interpreting the Stats: Comparing June 2026 vs. 2025 we continue to see total inventory drop. This month it is down 34% as compared to last year, which is pretty significant. It is a fraction of inventory levels that we have seen historically. For example, in 2007 total inventory on Marco Island was over 2,400 properties and we’re starting to see low inventory levels that we haven’t seen since Covid times. Prices have softened since then, but when there are this few properties available for sale, it will help prices remain more steady. Since we are a discretionary, second home market, days on the market can be a bit longer than in other primary home markets around the country. That’s not unusual. Buyers rarely HAVE to buy here, but properly priced properties that are well prepared for the market and signal a good value to buyers still sell in a reasonable amount of time and within a few percent of list price.

Don’t forget, individual neighborhoods and property types can have very different market conditions. Never rely on national real estate news for your property. Real estate is highly local, especially on Marco. I am always happy to discuss values and the market conditions for your particular property

This inland home was definitely giving off some "northern" vibes in it's style and could prove to be a difficult sell, but 5 bedrooms, an oversized garage and an elevator are pretty hard to find features under $700k on Marco. It is close to the bay and even has a small pond view. Listed for $685,000, we got it sold in just 24 days for $670,000. I knew the owner pretty well and when he passed away, he left instructions for his family to call me to settle the house. Working with an estate and a Trustee who isn't in the area can sometimes present challenges. The most important part to me was helping them through a difficult time and making the process go as smoothly as possible. I was honored that the family called me and even more happy to be able to live up to that promise.
