It's that time of year again - Today is the official start of Hurricane Season. Last year was quiet (thankfully) and this year is predicted to be slightly less than average activity. We can hope! You never know when a storm could hit, so even long time residents should do a quick run down of their preparedness checklists. Here is some information for you, your pets and your boat. Help me welcome a lovely new family to Marco Island! We had a whirlwind weekend, looking at about 20 homes as well as vacant lots for a possible new build and ultimately, they chose this beauty. What an island playground, epitomizing the island lifestyle.

After you find the right home, then the harder work begins (at least for me). An inspection on a house this size means setting aside most of the day, this one took 6 hours, then negotiating any repairs, getting all needed documents and mandatory disclosures signed and to the closing attorney, staying on top of timelines for deposits and contingency periods, recommending and sometimes meeting with contractors and service people on the buyer's behalf, getting them set up with utilities, home watch, boat contacts, dock contacts, and more...the list just goes on and on. In the end, we were blessed to have a wonderful seller who took great pains to turn the house over in tip-top shape and we had a smooth and on time closing.

It was my honor to work with them and I'm so excited for them to start building great memories with their young children. Congratulations to all as you start your next chapter! 🎉🏝️

Interpreting the Data:
Comparing February 2026 to February 2025 we see some misleading stats. Last year February saw some very high $ sales so while the Median Prices of homes and condos show a significant drop-off this year, they’ve actually been very stable over the last several months. Total inventory was down 16% and is at a very “normal” level. Marco neighborhoods and condos are hyper-local, so always inquire about your property’s specific data.

Interpreting the Stats:
Comparing final year end totals for 2025 vs. 2024 we are able to see a much better picture of our overall market. Interestingly, we finished the year with the exact same number of closed sales in the Marco Island MLS as we had in 2024, but with a 2% increase to a whopping $1.224 Billion in the total volume sold. You will notice that single family homes stayed the steadiest, with a very modest increase in median sales price as well as a 6% increase in the number sold.

Condos and lots continue to struggle a bit, although much stronger than usual sales activity in the normally quiet months of September and October this year softened the down sides. Increased
insurance costs, special assessments and deferred maintenance issues brought to light through Milestone Inspections are a concern for buyers and some of the main reasons we see sales and
prices down on condos while houses hold pretty steady.

Even though we’re a small island, individual neighborhoods and property types can have very different market conditions. Furthermore, while a high percentage of Marco Island purchases are cash, falling interest rates can still get buyers off the fence as they help them feel more confident in a purchase whether they are using financing or not.
