🗣️🗣️🗣️A down payment assistance program available in all states EXCEPT NY, MA, and WA. This program is an FHA loan where the 3.5% down payment is rolled into your loan amount, so you pay no down payment upfront.
✨There is both a repayable and forgivable option. The repayable option is paid monthly as part of your mortgage payment as a 2nd lien for 10 years.
The forgivable is a 2nd lien that has no payments due and is forgiven after 36 consecutive on-time payments.
There are NO INCOME LIMITS meaning no matter how much you make, you may still qualify!
The minimum credit score is 600!
Maximum debt to income allowed 56.9%
You DO NOT have to be a first-time homebuyer!
🚨🚨🚨YOU ARE STILL RESPONSIBLE FOR THE CLOSING COSTS ON THIS LOAN, HOWEVER YOU CAN GET UP TO 6% IN SELLER CREDITS TO TAKE CARE OF THE CLOSING COSTS THUS LEAVING YOU WITH NO DOWN PAYMENT OR CLOSING COSTS😉
❌You do still need some up front money for things like earnest money, credit check, appraisal and inspection fees!
The best way to get seller credits is to find a home that has been sitting on the market for a while OR find a home that has been price reduced recently and offer the original price and ask for a seller credit instead of reducing the price.
For example, if you see a home that was $300,000, but now is $280,000, you can offer $298,000 and ask for $17,880 in a seller credit which means the seller still gets $280,000 BUT now you get seller credits to cover your closing costs💪🏾
⚠️This may not work for everyone, please weigh your options, it may benefit you more to use your own funds if you have them.
⚠️Interest rates and payments are likely higher than without down payment assistance due to financing the down payment, but if you may 7 payments on time, you may be able to look into refinancing out of the down payment assistance into a lower rate loan and not having the 2nd lien. (Note the down payment assistance will be added to your payoff).
⚠️There are pros and cons to everything, BUT this is an option for those who need assistance.
