As we reach the halfway point of 2026, the South Jersey shore market continues to show a story of limited inventory rather than weakening demand. While transaction volume remains relatively low, especially on the island, it doesn't take many sales to noticeably influence average prices, so it's important not to read too much into any one statistic. Longport is a perfect example: average single-family prices are up nearly 78%, but that's largely driven by a greater concentration of ultra-high-end sales this year and a lack of the town's more approachable price points (relatively speaking, of course). Margate has seen fewer single-family sales than the same point last year, while Ventnor continues to post steady appreciation in both single-family homes and condos. Offshore markets have also continued to show healthy price growth, reflecting strong buyer demand beyond the beach communities.

The biggest takeaway isn't that the market is dramatically up or down—it's that supply continues to shape nearly every trend we're seeing. With so few homes changing hands, individual sales can have an outsized impact on the data, making context more important than ever. That's why we focus less on headlines and more on understanding what's actually happening beneath the surface. As inventory hopefully improves during the second half of the year, we'll get an even clearer picture of where the market is headed.
