When you're out touring homes, most people are focused on the kitchen, bathrooms, layout, and all the fun features — but one area that gets overlooked a lot is the electrical panel. You don’t need to open it or start tinkering with it (please don’t), but it is important to take note of it.
Why? Because certain older or outdated panels can cause issues when it comes to securing homeowners insurance — and if you’re financing the purchase, insurance is usually required. Sometimes insurance companies will require the panel to be replaced before they’ll insure the property. That’s an unexpected expense no one wants to be surprised with.
Also consider future upgrades. Planning to add new appliances, a hot tub, a car charger, or renovate down the line? Make sure there’s enough capacity available in the panel to handle it. Power is where everything begins, so being aware upfront can save time, money, and stress later.
