Truth: most buyers put down far less, and some programs require almost nothing out of pocket.
FHA loans can go as low as 3.5% down. Conventional loans often start at 3%. VA loans can mean 0% down for eligible veterans. And local programs like Lauderhill's Purchase Assistance Program exist specifically to help cover that gap for qualifying buyers.

Big news for South Florida homebuyers.
The City of Lauderhill Purchase Assistance Program opens applications October 1, 2026, offering down payment help for very low to moderate income first time buyers.
Quick eligibility snapshot:
Household income must fall within the program limits for your household size
Maximum sales price is $418,000 for HOME or $679,324 for SHIP
You'll need mortgage pre-approval from a residential lender before applying
Funds are limited and awarded first come, first served, first to close. That means the buyers who prepare now will be the ones who close.
