✅ Remove any personal items or photos. Buyers want to envision themselves and their families in the home. Your personal items may be distracting.

✅ Declutter. By decluttering throughout the home, you are able to increase the spaciousness and usefulness of any room.

✅ Boost the curb appeal. Some things you can do are: tidy up the yard, wash windows, and decorate with a few flowers. This increases the exterior aesthetic, which is the first thing buyers see when they come to view your home in person.

MARKET UPDATE

Current Situation:
Home Prices Are DROPPING!!! 😲😲😲

According to a recent news release by Arizona's Family (3TV and CBS5), home prices in the Phoenix Valley are dropping! Yes, you heard that correctly!

The report states that average home prices are down more than $50k compared to last year.

Bottom Line:
Some agents now believe that we are in a Buyer's market. Due to the high interest rates, sellers are bargaining more to allow buyers to put down more money on their mortgages.

Current Situation:
According to recent data, the Phoenix housing market has experienced a decrease in sales volume but a rise in prices. This shows that there is still a high demand for homes.

Although sales volume may continue to decline, the average selling price may slightly increase in the upcoming months.

The Bottom Line:
While sellers will have the advantage, buyers can anticipate more competition from one another as they compete for a decreasing number of houses for sale.
