KNOW YOUR MARKET.....or better yet, let me do it for you!

👉👉Cincinnati Weekly Market Update: Buyer Activity Rebounds, but Price Reductions Continue to Climb

🏠 New Listings Ease Slightly 🏡
717 new listings, down from 733 (-2.2%).
👉New inventory remained relatively steady as we move further into September, with sellers continuing to bring homes to market despite the seasonal transition.

🏠 Pending Sales Rebound 🤝
430 new pendings, up from 382 (+12.6%).
👉Buyer activity improved following last week's decline, suggesting that some of the slowdown may have been related to the Labor Day holiday. However, pending sales remain below the levels we saw earlier in the summer.

🏠 Price Reductions Continue to Increase 💲
509 price reductions, up from 466 (+9.2%).
👉Price reductions outnumbered new pending sales this week, highlighting the importance of competitive pricing. Sellers whose homes aren't attracting offers are increasingly adjusting their expectations to meet current market conditions.

🏠 Closed Sales Rebound 🔑
375 closed sales, up from 299 (+25.4%).
👉Closings recovered following last week's decline, which may have been influenced by the Labor Day holiday and the timing of transactions.

🏠 Days on Market Increase ⏱️
Median Days on Market rose to 13 days, from 8.
👉This is a notable weekly increase and suggests that homes closing this week spent more time on the market. While 13 days is still relatively quick, it reinforces the importance of pricing and presentation.

🏠 Median Sale Price Moves Higher 💰
Median sale price increased to $322,000, from $300,000 (+7.3%).

The flow of new inventory continues to moderate as we move deeper into August.
Pending Sales Pull Back 🤝
496 new pendings, down from 538 (-7.8%).
Buyer activity softened alongside new listings, consistent with the typical late-summer seasonal slowdown.
Price Reductions Increase 💲
490 price reductions, up from 426 (+15.0%).
