Some might describe the market as cooling off, correcting or even this morning as tumbling. The market is NOT tumbling. Supply of homes was very tight and demand very high with 20, 30 or more offers on a home, so buyers gobbled up what they could and paid the price they were willing to pay. Rising interest rates have shrunk the buyer pool and while there are a few more homes on the market the demand is still high there may be 2-5 offers rather than 30. In fact, this had been one of my busiest months. Keep in mind the appreciation has been as high as 14-20% in a year which means that even IF prices moderate a bit your equity has still had a nice gain over the last 2 years. Houses have sold and the appraisals are on record and while you may not be able to get the same price your neighbor did 6 months ago, you're still way ahead of where you were 3 years ago.
