Mortgage rates keep rising - the highest since July 2025โas inflation concerns from Middle East tensions push bond markets higher. The Fed doesn't expect rate relief this fall. But there's an opportunity: home prices are declining and price cuts are at their highest level this year. Higher rates, but better deals.
Mortgage rates just hit 6.71 percent, the highest in over a year, and theyโre heading to 7 percent. Hereโs why. The U.S. and Iran are fighting again, and thatโs pushing oil prices up. When oil costs more, it costs more to make things and move things, so prices on almost everything rise. Thatโs inflation. When inflation rises, the people who lend money for homes charge more to cover the risk that their money will be worth less later. Thatโs exactly whatโs happening right now, and itโs why mortgage rates have gone up three days in a row.
Thereโs a second reason, and itโs the bigger one. Everyone was hoping the Fed would cut rates this fall. Instead, one of the Fedโs own governors just said a rate hike might be on the table. The bond market heard that loud and clear, and the 10-year Treasury, which mortgage rates follow, jumped to its highest level in almost two years. With oil rising, inflation stubborn, and the Fed leaning the wrong way, thereโs nothing pushing rates down and everything pushing them up.
