I had a listing in Marietta recently where the seller wanted two things that don't always go together: a great price, and no big renovation to get there.
Totally fair. So we didn't overhaul the house. We made a couple of smart cosmetic changes — enough to make the listing photos inviting and to refresh the things that actually mattered to buyers. Then I priced it honestly, based on the real condition of the home.
Here's what happened.
The location did a lot of the work — it turned out to be a hot commodity. We had over 20 showings scheduled on the very first day. That first day turned into a multiple-offer situation, and the home sold for $15,000 over asking.
The winning offer wasn't just the highest. The buyers waived the inspection, so my seller didn't have to navigate that either. Quick to contract, smooth all the way through, and more money in his pocket than we listed for.
That's what the right positioning does. Not the most expensive prep — the right prep, the honest price, and knowing how buyers in that spot will actually respond. It changes how the whole transaction plays out.
