1972 was when I began my real estate career. Interest rates had just exceeded 7% for the first time. The old-times lamented no one wouild be able to afford to buy a home. 1982, 10 years later rates exceeded 15%, whereby the old-times were correct...
For example... a $200,000 loan at today's rate of 3.75% would be $926 for principal and interest. AT 15% the same loan would cost $2,529. Add taxes, insurance. pmi and you are at $3,000 a month. Besides the payment the real challenge is finding a decent home for $200,000.
$400,000 @ 3.75% = $1.852 for Principal and Interest
$400,000 @ 15% = $5,058 for Principal and Interest

12/1/21 Interest rates were around 2.75%. The Federal Reserve has announced they are raising prime several time in 2022.

NOW might be a great time to decide to purchase your new home.

PS..in 1982 the market I was in went from 225 sales a month in the MLS to 22 in March 1982. A 93% decline. My firm had 4 sales and was #1 of the 41 offices. Average sales price was $53,000.

New Research Shows Couples Develop "Distributed Cognition"

The concept of distributed cognition, which posits that cognitive processes can be spread across individuals and material resources, has gained traction in recent debates.

This idea extends to groups of individuals, where memory processes may be influenced by collaboration. A growing body of empirical research has explored how this distributed cognition plays out in intimate couples, revealing new insights into shared remembering and brain processing.

Across four studies, researchers examined how couples collaborate on memory tasks and discuss past shared experiences. They also looked at how couples manage everyday memory challenges by coordinating both interpersonal and material resources.

These studies highlighted the complexity of shared remembering, which can offer both costs and benefits depending on factors like the nature of the task and the dynamics of the group. Collaboration on memory tasks can sometimes improve recall, but in other instances, it may introduce errors or inefficiencies.
