I hear it a lot right now: "We're just going to wait and see."

And I get it — the headlines are noisy and rates have been frustrating. But I want to share something that always grounds me when the market feels uncertain.

I've been looking at 70+ years of home price data. And yes, there have been some scary moments — prices dropped nearly 13% during the Great Recession. Appreciation went negative. People panicked.

But here's what that same data shows: real estate has rebounded every single time. Not just to where it was — beyond it. The long-term trend line is 4% annual appreciation, and we're still tracking right along it.

Real estate isn't about timing the market perfectly. It's about time IN the market.

Have you heard of the 40–70 Rule? It’s the idea that when adult children are around 40 and their parents are around 70, it’s time to start talking about the future.

There are a lot of things to discuss:
🏡 Near-term and long-term living preferences
💰 Estate and financial planning
🩺 Healthcare wishes and end-of-life decisions

These topics are notoriously hard to bring up. But having these important conversations before a crisis means decisions can be made calmly, not in the middle of stress or uncertainty.

✔ Wishes are clearly understood
✔ Independence is preserved longer
✔ Families avoid rushed, emotional decisions

I’ve worked with families who have had these conversations, and those who haven’t. The difference is often clear: when expectations and wishes are discussed early, these transitions tend to feel more manageable, thoughtful, and less overwhelming for everyone involved.

Unfortunately, scammers are only getting more savvy, and most of us know someone if not ourselves who has fallen for a scam.

According to the FBI, seniors were scammed out of over $3.4 billion in 2023. Here are five common real estate scams aimed at seniors—and how to protect yourself:

🔏 Deed Theft & Title Fraud
Scammers forge your signature and file a fake deed to “steal” your property.
✅ Check your property records regularly with your county recorder or registrar of deeds.

💸 Wire Transfer Scams
You receive a message from someone claiming to be your title or mortgage company, asking you to urgently wire funds.
✅ Always verify directly by phone with your mortgage company before sending any money.

👥 The “Helpful” Friend or Relative
Someone close offers to “buy” your home at a discount to help you out—then sells it for a profit.
✅ Place your home in a trust or set up a power of attorney with safeguards in place.

🧰 Fake Contractor Scams
A contractor insists there’s an urgent problem—then takes your money and disappears.
✅ Always get at least two quotes and never sign anything under pressure.

🏦 Reverse Mortgage Pressure
Scammers push reverse mortgages as an easy solution—but with hidden costs or outrageous fees.
✅ Always consult a trusted financial advisor or attorney before signing.
