Say goodbye to the housing bull run. US home prices—for the first time in a decade—are falling.

A national measure of prices in 20 large cities fell 0.44% in July, the first drop since March 2012, the S&P CoreLogic Case-Shiller index showed Tuesday. The last real estate crash ended in 2012, ushering in 10 years of price gains, capped off by the two-year pandemic buying frenzy.

But the Federal Reserve has put a swift end to the party as it fights to curb inflation. Mortgage rates this year doubled, pricing out many buyers and causing sales to plunge. Now values are heading south. The biggest month-over-month declines in July were in San Francisco (-3.6%), Seattle (-2.5%) and San Diego (-2%). Tap the link in bio for more.

As we near the end of the year, more homeowners are realizing the benefits of today’s sellers’ market.⁠

Historically, a 6-month supply of homes for sale is needed for a normal or neutral market. That level ensures there are enough homes available for active buyers.⁠
⁠
The latest Existing Home Sales Report from the National Association of Realtors (NAR) shows the inventory of houses for sale sits at a 2.4-month supply. ⁠

Freddie Mac published a September 2021 study, “Racial and Ethnic Valuation Gaps in Home Purchase Appraisals,” which found that Black and Latino applicants receive appraisal values below the contract price more often than white applicants.⁠

This research serves as yet another reminder that our nation has a long way to go in not only identifying — but pursuing solutions — to racial bias around homeownership.⁠

America’s history of challenges has led to inequities in homeownership for people of color, including a harmful legacy of redlining, risky subprime loans in mortgage lending and segregation. While these systemic problems date back generations, the stories from people of color about their experiences around homeownership are happening today.
