One of the things people don’t always realize about real estate is how much of the outcome depends on understanding the details.

In this situation, the appraisal came in $100,000 under the purchase price which normally puts a deal in serious danger.

But after reviewing the report, it became clear that the issue wasn’t necessarily the value of the property. It was how the property had been classified by the appraiser, which can significantly impact the comparable sales used to determine value.

Because this was a For Sale By Owner transaction, there was no listing agent advocating on the seller’s side , so navigating the appraisal process became a critical part of my role.

With documentation, prior records, and persistence, we were able to challenge the classification and request a new review.

Once the property was evaluated correctly, the appraisal aligned with the contract price and my clients were able to move forward with closing.

Moments like this are a reminder that real estate isn’t just about finding the house , it’s about knowing how to protect the transaction when unexpected issues arise.
