Nobody told me getting into real estate meant I'd spend a significant portion of my life hiding trash cans.

And yet… 😆

Here are my most unhinged staging hacks that I stand behind (that actually help!)

Every single light in the house gets turned on - lamps, overheads, the dim one in the hallway nobody ever uses, all of it.

Every trash can gets relocated to the garage or a closet.

The fridge gets wiped down to absolutely nothing, magnets and all

And there is always (always) a reason to do a deep clean. The cleaner the home feels, no matter the condition, makes a huge difference.

One of the biggest gaps I see when preparing a home for the market is… perspective.

As a seller, you know your home. You've lived in it, loved it, and made memories in it. A buyer is walking through for the very first time, making quick decisions based on what they feel in each space.

Here’s how that can play out…

✨ Seller: “This room has a ton of potential!”
👉 Buyer: “Why is this room empty and cold?”

✨ Seller: “The buyer can update this later.”
👉 Buyer: “How much is this going to cost me right away?”

✨ Seller: “I love all this color, it has personality!”
👉 Buyer: “I’m going to have to repaint everything.”

✨ Seller: “It’s cozy and lived-in.”
👉 Buyer: “It feels cluttered.”

✨ Seller: “The layout works for us.”
👉 Buyer: “I’m not sure how I’d use this space.”

Buyers aren't just evaluating your home, they're trying to picture their life in it. And if they have to work too hard to see that vision, they'll move on to the one that makes it easier.

That's where strategy becomes super important.

The goal isn't to strip away your home's character, but it's to present it in a way that feels welcoming, clear, and effortless for someone else to step into. Small shifts in staging, layout, and flow can completely transform how a space is perceived by potential buyers.

Everyone talks about how expensive real estate has gotten, but honestly, $350,000 can still go pretty far in Paulding County right now. 👀

One of the biggest things I'm seeing lately is buyers being genuinely surprised by how much more space and value they can get here compared to other Atlanta suburbs.

So let's talk about it.

🏡 New Construction

Brand-new homes are still possible in this range, but it's getting harder to find the closer you get to Atlanta. Depending on the area and builder incentives, buyers are finding 3–4 bedrooms, open-concept layouts, quartz and granite countertops, community amenities like pools and playgrounds, and energy-efficient systems that keep long-term costs down. Depending on where you look, you can get a lot for the money!

🌳 Lot Size and Privacy

This is one of the things buyers love most about Paulding County. For around $350k, you're often looking at bigger backyards, more distance between neighbors, mature trees, and a good-sized outdoor space. Whether that means room for kids, pets, a garden, or just breathing room, it's something a lot of other suburbs in this price range just can't offer.

📐 Square Footage

In some closer-in Atlanta suburbs, $350k might get you a smaller townhouse with older finishes and not much yard. In Paulding County, that same budget can stretch into 1,800–2,500+ square feet, multiple living spaces, bonus or flex rooms, larger primary suites, and garages. The difference is hard to ignore once you see it side by side!

At the end of the day, it really comes down to what matters most to you…commute, space, schools, new construction, land. There's no one-size-fits-all answer, which is exactly why knowing where in Georgia your budget stretches the furthest makes such a big difference.

When preparing your home for the market, most people think about decluttering, fresh paint, or curb appeal, but one of the simplest, most overlooked tools is also one of the most powerful: Mirrors!

There is a fun psychology behind it!

Mirrors naturally reflect light, which makes spaces feel brighter, larger, and more open. When buyers walk into a home, those first impressions matter a great deal. A well-placed mirror can shift how a room feels, and that feeling is what drives emotional connection.

In other words, the more open, airy, and inviting a space feels, the easier it is for someone to picture themselves living there.

There’s also a sense of depth that mirrors create. Even in smaller rooms or tighter areas, a mirror can visually “expand” the space, helping buyers perceive the home as bigger than it might actually be. That perception can go a long way during showings.

Here are a few simple ways to use mirrors strategically:

🪞 Entryway

A medium to large mirror near the entry instantly reflects light and creates a welcoming, open first impression. It also gives buyers that subtle “wow moment” when they walk in.

🪞 Living Room

Large, rectangular or round mirrors placed across from windows help bounce natural light throughout the space.

Tomorrow, my baby graduates high school…and I have no idea how we got here so fast.

It feels like just yesterday I was packing lunches, cleaning up toys, rushing to practices, helping with homework, and soaking in all the little moments that somehow become the big ones before you realize it.

And now here we are.

North Paulding High School graduation is tomorrow.

18th birthday + graduation party this week.

And starting college is now around the corner.

Watching Vivianna grow into the young woman she is today has been one of the greatest privileges of my life. She’s strong, thoughtful, capable, funny, and so deeply loved. And while part of me wants to freeze time for just a little longer, another part of me is so excited to watch her step into everything that’s ahead for her.

While it’s the end of one chapter, it’s the beginning of so many new ones all at once. I’m heartbroken and filled with pride, all at the same time.

This summer will be our last summer before she starts college.

Our last summer as a family of 5 before we become 6.

The last “normal” summer before life changes in all the best ways again.

So this summer, I’m (trying) to slow down where I can, be present for all of it, and soak in this sweet season before the next one begins.

I’m incredibly proud of you, Viv. I love you more than words could ever say.

As we head into the second half of May, the real estate market is shifting in ways the statistics don't always capture right away.

Grad parties are filling up weekends, summer vacations are getting booked, and families are weighing whether to make a move now…or wait until Fall.

So, a quick thought for my buyers out there…

With 865 homes currently on the market and 413 new listings added in April, buyers have more options than they did earlier this Spring. But what's more interesting is how they're shopping.

They're no longer jumping at every home immediately. They're comparing, visiting twice, bringing family back for a second look, watching for price reductions, focusing on monthly payments, not just the list price. Buyers are becoming much more intentional.

And a few thoughts for my sellers…

The homes winning right now share a few things in common: they feel easy. They’re more move-in-ready, offer flexible showings, and have realistic pricing from the start.

Buyers have become noticeably more sensitive to anything that feels overpriced, even slightly. Those homes are sitting longer than they would have six months ago, while well-priced listings are still attracting strong attention quickly. So keep this in mind!

No matter which boat you find yourself in, keep in mind that this market isn't "hot" or "cold." It's incredibly strategic. And right now, the advantage belongs to the people who understand timing, preparation, and negotiation.
