Good morning Facebook, recently, my firm was contacted by a Florida Lending institution to inspect and verify the installation of new Mechanical HVAC Systems installed at a local business in Columbus GA. During the inspection process, I found out the Mechanical HVAC Contractor in fact is NOT Certified by the State of Georgia or Licensed by the Columbus Consolidated Government. Therefore, the Business owner has the right to withhold payment for ALL work done at this business. Also, the Heating and Air Company who is based in Phenix City Alabama is NOT allowed to file a Mechanics Lien, because Georgia law bars the Heating and Air Company/Owner from their ability to file any mechanics liens.

Therefore, we highly recommend that all who are planning to have any Mechanical Systems installed or repaired in Georgia or Alabama, please make sure the contractor you choose has the required Georgia or Alabama Certification and the required local Business License. FACT: The States of Alabama and Georgia DO NOT have a reciprocating agreement. Therefore, contractors must be certified in each state separately.

Good morning Facebook, I did an inspection in Columbus, and the apartments were remodeled in 2009. Here’s the thing about Smoke and Carbon Monoxide Detection Devices, “the devices aren’t allowed to be placed within 36” of a Ceiling Fan Blade, Heating/Cooling Air Supply Grill or even a Bathroom door that contains a Tub or Shower. If, your Detection device is closer than 36”, “this is never a good idea and it’s not allowed under any circumstances in any of the NFPA National Fire Protection or Building codes”! So, if you have this in your home, I recommend the devices be relocated as soon as possible. I’m also forwarding the information to the Columbus Building Codes and Enforcement Divisions, because they passed this installation. I have seen these same issues in other municipalities too, it’s not just a Columbus problem.

Good morning Facebook, FYI, yesterday I did an inspection in Columbus, and the apartments were remodeled in 2009. Here’s the thing about electrical components and electricity, “it can cause fires and electrical shock”! I found the main electrical panel located in a Clothes Closet, which is never a good idea and “it’s not allowed under any circumstances in any of the Building codes”! So, if you have this in your home, I recommend the panel be relocated as soon as possible. Also, “if you a electrical panel located in a Bathroom, relocation is a must”! I’m also forwarding the information to the Columbus Building Codes and Enforcement Divisions, because they passed this installation.

I receive a number of questions regarding Window Egress in Bedrooms.

Answer: The IRC Building Code requires at least one Egress Window or Doorway to the exterior. If, a Window is used for Egress purposes and the room is on the ground floor, the minimum requirements are 5 square feet. If, the Bedroom is on the second or third floor the minimum requirements is 5.7 square feet.

This installation is installed in a new home in Midland Ga. The workmanship of these Window installation is in no way correct. I’m not sure what the Builder is thinking here, but it appears that they won’t the Homebuyer to accept a home with broken Windows? I found almost every Window in this new home has damage. I can assure every Homebuyer, “you do not have to accept these issues”.

This installation is installed in a new home in Midland Ga. The workmanship of these completed Water heater installation is in no way correct. The pressure relief valve termination is required to be located so the occupants can’t be injured. Also, neither Water heaters have the required drain pans. The Plumbing company probably only saved himself about $75.00, but the potential damage to the home could be in the thousands of dollars.

Good morning Facebook, again, I have out some disturbing information about home inspections in Georgia, particularly the Columbus area. I have had a number of clients that have contacted us regarding inspections they had done. During our search we found out that a number of the Home inspectors weren’t even licensed to work in Columbus or Alabama. While it’s true they are licensed in Harris County Ga. that doesn’t give the a license to operate in Columbus or Alabama. If, your inspector is only licensed in Harris county, I would contact the the Columbus Police department and file a Fraud case against the inspector.

Since, he isn’t licensed in Columbus or Alabama, they probably aren’t Certified or insured either.
