The gap between what the average American household earns and what they need to buy a median priced home is currently $22,197. That is still significant but it has been shrinking steadily since late 2025. The trend is moving in the right direction.
🔑 THE LOCK-IN EFFECT IS CREATING FOREVER RENTERS
Millions of homeowners are staying put because they locked in low mortgage rates a few years ago and cannot afford to give them up. This is keeping inventory tight and pushing more people into renting.
📉 MULTIFAMILY CONSTRUCTION HAS DROPPED 72%
New apartment construction has fallen dramatically. That means rent growth is coming. If you are renting right now your rent is likely going up. Buying now even in a challenging market may protect you from that.
