All joking aside, I actually believe these changes are GREAT for buyers, sellers AND agents! 👏🏻👏🏻 IF they are executed properly.

With that said, I DO NOT recommend a buyer using a discount agent!!! ✋🏻🛑

If you needed major surgery, would you look for a discount surgeon?! 👩🏻‍⚕️

If you were being sued, would you hire a discount attorney?! 👨🏻‍⚖️

ABSOLUTELY NOT! You would hire THE BEST OF THE BEST and you'd compensate them well for the value they provide 🫱🏼‍🫲🏼💵

So DO NOT hire a discount agent to represent you in the BIGGEST PURCHASE OF YOUR LIFE! 🏠💰

Think about it, if they can't negotiate with you for THEIR OWN COMPENSATION, how well will they negotiate on YOUR BEHALF?! 💭🤔

I am truly blessed to have had such amazing clients throughout my finance careeer. And it is an absolute privilege when they also trust me to handle their real estate needs!! 🧑🏼‍🤝‍👩🏻🏡

This couple was doing a 1031 exchange 🏠🔄️🏠 But instead of a traditional exchange where you sell the existing property first then use the funds to purchase a new property, they actually bought a new property first. Which means we had VERY LITTLE TIME ⌛ to get this house on the market and close escrow so the funds were available for them to purchase the new property. On top of that, they had LONG TIME tenants living there which can make showing the property rather difficult.

It was a tricky one to navigate, but we got it all done in time and SAVED my clients lots of money! 💰 Now they are the proud owners of a new investment property in Tahoe 🏡🛶 and I couldn't be happier for them!
