"What does a short sale agent actually do — and what does it cost me?"

Cost first: nothing out of pocket. In a short sale the bank accepts less than you owe and pays the costs of the sale, including my commission. You pay only if it closes.

What I actually do: negotiate the lender, clear the liens, and run the paperwork so the sale closes instead of falling apart.

There were a lot of short sales in 2009-2013. Most agents stopped doing them. We never did — it's most of what we handle.

Real answer: most short sales take 6 to 12 months.

The servicer takes 30-60 days per review cycle, they always come back with questions, and if the first appraisal comes in too high you're looking at 9-12 months. The single biggest thing you control is starting early.

Most homeowners facing foreclosure have never heard of AB 2424.

If your home is properly listed for sale before the auction, that trustee sale can be postponed up to 45 days.

45 days is often the difference between losing the house at auction and selling it on the open market — keeping your equity instead of handing it over.

Two catches. It has to be submitted correctly and on time (certified mail or overnight courier with tracking — an email doesn't trigger it). And whoever handles it needs to have actually done it before; it gets rejected constantly.

One more thing: please don't dump it off-market to a cash buyer in a panic. In LA that can cost you six figures.

The #1 reason short sales get denied: the appraisal.

If it comes in too high, the deal can die right there. Someone has to make sure the appraiser has the correct information on repairs before they do their job — that's part of what we handle.
