Not sure we’ve ever been so excited about indoor plumbing. We actually have a working toilet in the building. Since buying the building last summer we’ve been using restrooms at The Marion Chocolate Shop, Uptown Snug, Uptown Marion District, and others. But no more!

We’ve hit the point where it feels like everything is happening at once and we’re beyond excited to continue sharing what we’re doing and then moving in the not too distant future!!

We are nearing completion of “bones” like framing, drywall, and initial mechanicals. This means it’s time to start thinking about finishings!!

We do plan to make this space our own and fit our needs, but we also want to pay homage to the origins of this building.

The style of the Coenen-Kendall block, our building and Campbell Steele, is Richardson Romanesque. H.H. Richardson used influences from France, Spain, and Italian architecture of the 11th and 12th century and influenced many architects of the late 19th century. There are many examples of this style in the Midwest.

We’re having fun learning about this style and trying to get into the heads of the people who designed and built this building ~130 years ago!

As part of renovating this building, we are working hard to make sure we’re bringing everything up to code. That basically meant starting from scratch for all mechanicals. The only existing infrastructure within the building we are using is the drain line to the sewer (which we replaced some of the rusted cast iron drain line with PVC).

Now that we’ve passed rough in inspection we decided to share some of our curiosities we found during demolition.

This is what an hour of work that is worth the effort looks like! The concrete blocks in the first picture were covered by spray foam. They are filling in a window that you can see the place where it should be in the second photo. This is just one of the multiple windows we are reopening as part of the building renovation. This one in particular is the bathroom window for the smaller apartment. So excited to see the window open!
