We have complied a list of frequently ask questions here in this post to help guide all ou
r guests through the process. Here’s a little bit about our home and family! Marion Rock Ranch Resort was designed by homeowners, Fortuna and Bryant Vardeman. They decided to create an oasis with their grandchildren in mind, a place to make many memories for years to come. After seeing how much joy it brought our family, they decided it would be a great opportunity for other families to make lasting memories as well. That’s when the idea of Marion Rock Ranch Resort was born. Fortuna owns a local dental practice and has been practicing dentistry for the past 32 years. Bryant is a retired veteran after serving in the US Air Force for 23 years, and is currently working full-time as DoD for the USAF. Q: How do I find out about costs for the pool rental? A: All of the fees associated with the pool rental can be located on our Swimply page. Here is the hyperlink to our location:

Q: What is Swimply? A: Think of Swimply as the “AirBnB” of pool rentals! All of our booking and rental accommodations are completed through the Swimply website. By using this third party to complete bookings, all events are provided a liability coverage for you as a guest and ourselves as hosts. Swimply takes a 15% fee of all sales to provide that liability coverage and booking accommodations. Q: How do I get an estimate through Swimply? A: Once you are on our Swimply listing, you can click the “Book Now” button, select your desired date and times, enter in the number of guests anticipated and reason for booking, and select “Book Now for $____” to generate your quote. You will not be charged at that time to get the estimate. Then, in the next screen you can select from all the wonderful amenities available that you would like to take advantage of during your booking. At the bottom of the page, click “continue” and you will be presented with the estimate for your booking. Q: Is there a minimum time requirement? A: Yes, we require a minimum of 4 hours when booking your rental. We do recommend when booking to consider time for your setup and tear down if you intend to bring decorations you would like to put in place for your event. Q: Do you allow extra time before the event to decorate? A: We understand the want to personalize and decorate for your special event, and some setups can take much more time to do before your other guests arrive. We do our best to accommodate everyone, but cannot guarantee there will be time before your booked event. We often have multiple bookings on the same day with little time between events and that time is dedicated to cleaning the pool and grounds for our next guests. We encourage all our guests to consider the time required to decorate and setup prior to your party guests arrival when booking through Swimply and book accordingly if extra time is needed. Q: What if I don’t know how many guests I have coming? A: We advise everyone to book as closely as they can to the number of guests they can anticipate for their event. We understand that number can change. If you have more guests that attend than originally booked, you will have the opportunity to change your original booking reservation to reflect the corrected amount. Q: What if I have guests that don’t intend to swim? Do they still count towards my number of people? A: Any person that attends the event, whether they enter the pool or remain on the dry grounds, is considered a Swimply guest and will need to sign-in when they arrive on the premises. Q: Why do guests need to sign-in? A: This is because of the liability insurance through Swimply. When you arrive, you will receive a sign-in sheet for your guests and a waiver form. If anything were to happen to one of the guests or the property because of a guest in attendance, and they are not listed in the sign-in sheet, they would not be considered covered under Swimply’s liability insurance. To protect the property owners and all the guests, everyone will be required to sign-in. Q: Is there enough parking space for all my guests? A: Marion Rock Ranch Resort is located in a rural area and on 10 acres of land. We have plenty of parking and driveway space to accommodate your party guests. Q: What is your availability for rentals? A: Currently booking availability is limited to the Friday, Saturday, and Sunday 10:00am -10:00pm and Monday - Sunday . Night time amenity need to added for bookings that fall from 8- 10pm. This availability is subject to change depending on seasons and holidays. Due to high demand, our availability is booking very quickly! We recommend if you already have a time and date in mind to book it as soon as possible to prevent losing out on that time slot. Q: What are your business hours? A: Our business hours for communication are limited to evenings and weekends. Although we do our best to respond to all inquiries in a timely fashion, Marion Rock Ranch Resort is privately managed by the home owners. Both of the home owners are working full-time and do not have a dedicated team member to respond to all the messages, comments, emails, and inquiries. Q: What if the time and date I want to book shows as unavailable? A: Feel free to reach out to us about it! Some time slots are booked by other guests and some time slots are blocked for our family to enjoy the pool together. We will make sure that date is already confirmed as booked and let you know. Although rare, we do occasionally have cancellations. So be sure to check back regularly to see if your desired time slot becomes available! Q: Where is your pool located? A: We are located in the outskirts of Marion, TX between I-10 and 78. Our location address will be released to you through the Swimply website after you have booked your reservation. For safety reasons, we do not give out our address through messenger. Q: Do you offer tours of your location? A: Yes! Please contact us if you are interested in taking a tour of our location. We will work with you to find a date that works for both your schedule and booked reservations. Due to providing a private and exclusive experience for our guests, we do not offer any tours during booked reservations. Q: I’ve booked my reservation! Where do I complete my required forms? A: Please follow the link below to complete your guest forms at least 48 hours prior to your reservation. Q: Can I rent the house? A: Yes you can rent the house thru evolve vacation rental. We have listing in Airbnb, Vrbo, and more . Please note that we have a maximum number of guests allowed in the property. If you are planning to host an event like birthdays, reunion, gender reveal , small wedding or retirement parties, please inform us and need a separate booking for liability purposes to protect you and your guests. We have the right shut your event down if you have not book your event separately.
