More than 90% of home buyers search for homes online, and 85% of buyers say it’s the photos that are the most important factor in deciding which homes to view. At a minimum, your house should look clean and organized. Decluttering countertops go along way in making a home look open and inviting. Selling a house as-is can come with advantages. When you sell a home in its current condition, you don’t need to make any home improvements. Since you’re not making repairs, you can list your home sooner. An “as-is” property has a greater chance of receiving an all-cash offer. These offers let you skip the mortgage approval process and speed through a closing. Selling a home as-is can reduce contingencies and typically lowers closing costs. With that in mind, you can’t command market value for a home that needs work. You’ll have to reduce your price to compensate for necessary repairs, as well as disclose any defects. Contingent means “depending on certain circumstances.” In real estate, when a house is listed as contingent, it means that an offer has been made and accepted, but before the deal is complete, some additional criteria must be met. For instance, if a seller offers a certain price and you, as the buyer, say the price is fine (provided the home inspection comes back clean), you have made a contingent real estate contract. I hope this clears up a lot of confusion. I get questions multiple times a week asking what exactly what a contingent property means. Want to know more?
