Prequalified vs. Preapproved… they are NOT the same thing!

These two words get used interchangeably all the time, but there’s an important difference.

Prequalification is usually a quick estimate based on the financial information you provide to a lender. It can give you a general idea of what you might be able to afford.

Preapproval goes a step further. The lender typically reviews your income, credit, debts, assets, and other documentation to get a much clearer picture of what you can actually qualify for.

Why does that matter?

When you find THE house and you're ready to write an offer, a strong preapproval can show the seller that you've already taken important steps with your lender and are prepared to move forward.

And one more thing I always remind buyers:

Just because you're approved for a certain amount doesn't mean you have to spend that amount.

The goal isn't just to get you into a house — it's to help you make an educated decision that still feels comfortable when that first mortgage payment comes around.

Get educated. Know your options. Then make the decision that's right for YOU.

Did you know this corner used to look like this?!

What is now the location of the new Hoth apartments was once home to the Marion Christian Church, and later Sanctuary Antiques.
One of the coolest things I found while reading about the old church was something called the “Railroad Window.” The window was dedicated to those who had lost their lives on the railroad in Marion.

At some point it was actually covered up behind a wall and forgotten about! During renovations years later, they rediscovered it and put it back on display.

The church went through quite a few renovations over the years before eventually becoming Sanctuary Antiques, and now this corner looks completely different again with the new apartments going up.
I love finding old photos of Marion and learning what used to be where.

Does anyone remember the church or shopping at Sanctuary Antiques? And more importantly... does anyone know what happened to the Railroad Window?! 👀

Did you know..?

What is now known as the Henderson House, was started by the Sisters of Mercy St. Berchman's Seminary as a private school.

Gymnasium was added, later was used by the Marion School System.

Oscar winning Don Ameche, actor who starred in "Tading Places" and "Coming to America" attended St. Berchman's school.

Located at SE corner of 1st Ave, and 15th St..

If you compare the old photo to the building today, you’ll notice that two wings were eventually added. The original building is still there it makes up the middle section of today’s Henderson House.

Pretty cool seeing how much Marion has changed while pieces of its history are still standing.

Sometimes, the best way to tackle a tricky lot in your Main Street district is to build something new. In 2025, Uptown Marion District celebrated the opening of Broad and Main, a strip mall redevelopment project that brought much-needed retail and housing to the downtown. It was part of a two-phase project that also included streetscape improvements and a pedestrian plaza.

Their Grand Opening is next Saturday, August 22nd, from 10–3 — come out and support them!

One of my favorite parts about their new location is the history behind it. Years ago, this very corner was home to Ed. Sigfred Clothing… and now, all these years later, it’s a clothing store once again. 🥹

I absolutely LOVE when history comes full circle.
