What Are Contingencies?
If you’re buying a home, you’ll probably hear the word “contingency” a lot during escrow. But what does it actually mean?
A contingency is simply a condition that must be met before the sale can move forward. Think of it as a built-in protection for the buyer (and sometimes the seller too).
Some common contingencies include:
✔️ Home inspections
✔️ Loan approval
✔️ Appraisal value
✔️ Review of disclosures
✔️ Sale of another property
For example, if a home inspection uncovers major issues, the buyer may have the option to renegotiate repairs or even cancel the contract during their contingency period.
Once contingencies are removed, the transaction moves one big step closer to closing day!
