🏡 Emotional Support Animals (ESAs) vs. Service Animals: What Home Buyers, Sellers & Landlords Should Know
Understanding the difference can help avoid confusion and ensure everyone is treated fairly under federal housing laws.
Top 5 Differences:
🐾 1. Purpose
Service Animal: Trained to perform specific tasks for a person with a disability.
Emotional Support Animal (ESA): Provides comfort and emotional support but is not trained to perform specific tasks.
🐕🦺 2. Training
Service Animal: Requires specialized training to assist with a disability.
ESA: No specialized training is required.
🏠 3. Housing Rights
Under the Fair Housing Act (FHA), both service animals and emotional support animals may qualify as reasonable accommodations in housing—even in properties with “no pets” policies—when the legal requirements are met.

Service Animal: In housing, documentation may be requested if the disability or need is not readily apparent.
ESA: Typically requires reliable documentation from a qualified healthcare professional supporting the need for the accommodation.
