📍 Waretown Market Snapshot – May 2026

The Waretown market continues to tell an interesting story.

Compared to April, fewer homes came to market, yet more homes went under contract. Average sold prices also saw a healthy increase, showing that well-priced homes are still finding buyers.

The tradeoff? Buyers are taking a little more time, with days on market creeping up from 66 to 75 days.

The Ocean County market continues to show resilience as we head into summer. While the number of homes sold was down 6% compared to last year, prices remain strong with a median sale price of $626,250 and homes selling for an impressive 99% of their original list price.

Even more telling, homes sold two days faster on average than they did a year ago, showing that well-priced properties are still attracting serious buyers.
