On July 1st, 2025 Governor Phil Murphy signed the fiscal year 2026 New Jersey Budget that included an increased Supplemental Fee (Mansion Tax). Effective July 10th, fully executed contracts on homes sold with a sale price in excess of $1 Million will now be paid by the Seller, calculated as a tiered percentage based on sale price.

Fully executed Contacts where a homes is sold on July 10th or after:

• Sellers will now be responsible to pay a Supplemental Fee (Mansion Tax) where the homes has a sale price of over $1 Million

Contracts Signed Prior to July 10th 2025 and Documents Recorded on November 15th 2025

• Buyer will continue to pay the 1% Supplemental Fee (Mansion Tax) on the Sale Price as stated on the Agreement of Sale

• Seller will pay the Excess Supplemental Fee (Mansion Tax) on the Sales Price as per the Fee Schedule

• Seller can file for a refund to the State of New Jersey within 1 Year on Certain Transactions

Closings Monday July 7 – Wednesday July 9th
1 Million or Over

• Buyer will pay the 1% Mansion Tax on Sales Price
• Escrow of the Excess Supplemental Fee will be held from the Seller until the Documents are Recorded and no Supplemental Fee is due.
