In real estate, people always say the fortune is in the follow-up. We had a lead come in back in 2021 from a couple dealing with health issues. They kept postponing appointments and wouldn't let us inside, likely due to a severe hoarding situation.

After five years of consistent follow-up, she finally agreed to sell. However, we were only allowed to inspect the property two hours before closing. It was in much worse shape than anticipated, forcing us to do something we've never done in 15 years—back out of a contract past the option period to avoid a massive financial loss.

Thankfully, we renegotiated a realistic number two days later, and she was able to successfully move forward. Follow-up and persistence always win.
