Something landowners don’t always realize🪾🌳

Wooded land often carries real value in its standing timber, separate from the land itself. That value doesn’t always get looked at closely before a sale, and it can make a real difference in what a property is actually worth.

Whether you’re getting ready to sell or you’re out looking at land to buy, it’s worth asking about.

Little details like that can swing a sale price quite a bit which is why it pays to work with somebody who actually knows land.

🌾🏡Tip Tuesday! Sometimes the place that looks perfect on paper isn’t always the right one. And the one everybody passes on because it needs some work? Sometimes that’s the best deal out there, you just gotta know what you’re looking at.

Same goes for land or a house in town. That’s really the whole job right there.

3 things I always tell people BEFORE they buy a home in town: 🏡

1️⃣ Get pre-approved before you fall in love with a house, sometimes time is not your friend and you need to be pre approved before writing an offer!

2️⃣ Don’t skip the inspection, even on a “perfect” looking home. I will always recommend this!

3️⃣ Know the total monthly cost (taxes, insurance, HOA) before you commit not just the mortgage payment. Sometimes they these extra fees will be too much of a payment load!
