I had someone recently say,

A job change can affect things, but it really comes down to the details. Here’s what lenders are usually looking at:

✔️ Staying in the same industry
If your new role is in a similar line of work, it’s typically a smoother transition.

✔️ How you’re paid
Switching from salary to commission or bonus-based income can change how lenders calculate things.

✔️ Overall work history
Stability matters more than just your current position.

✔️ Timing between jobs
Short gaps are often workable. Longer ones may just need a conversation.

✔️ Offer letters
In some cases, a signed offer letter is enough to move forward.

The biggest thing I see?
People assume they don’t qualify… without ever asking.
