What's driving the cost of resale homes upward? Two things: cash purchasers who are willing to outbid their loan-obtaining buyer competition, and the rising cost of building materials for new construction. Lumber prices have doubled since the beginning of COVID, the appliances you want are still hard to find because of periodic factory shut-downs, as are nearly all other components of new construction homes to some extent. My best advice is this: be ready to make an offer on the house you want immediately when it hits the market, do not include any contingencies to closing in your offer, and expect to be in competition with multiple other buyers.
