You get a 2-for-1 today. I missed "Why?" Wednesday and today is Terminology Tuesday. Let's dive in...

Why do most lenders want to verify your income BEFORE they give you a pre-approval or a price limit. The main reason is that you may be paid $25/hour but if your hours have fluctuated at all then we may have to average your income over 2 years which can sometimes dramatically change your usable income. It's much better to find that out in advance than after you are under contract and potentially impact the deal. If your lender DOESN'T ask for those documents up front OR let you know that they've completed a digital employment verification, that is a definite red flag. In addition, self employed borrowers often write off a portion of their income which can significantly decrease their usable income as well.

Terminology Thursday: What is an escrow account? Your escrow account is an account set up by your lender to hold the money needed to pay your property taxes and your homeowner's/hazard insurance. Part of your monthly mortgage payment is a portion (1/12) of your yearly insurance payment and yearly property taxes. When those payments are due, they are paid directly out of your escrow account. This protects you from potentially missing those yearly bills and having your insurance lapse or a tax lien placed.
