Fall in the Eastern Panhandle is officially here!

Pumpkin patches, hayrides, farm markets, the Mountain State Apple Harvest Festival, ghost tours, trunk-or-treats and Halloween traditions...October gives us plenty of reasons to get out and enjoy our area.

🍂 Happy First Day of Fall!

Fall is one of my favorite times of year in the Eastern Panhandle. Cooler mornings, sweaters coming back out of the closet, pumpkin patches and hayrides, Friday night football, fall festivals, and weekends spent enjoying everything our area has to offer.

And, of course, there’s nothing quite like driving through Berkeley, Jefferson, and Morgan counties once the leaves start changing.

Here’s to all the things that make fall feel like fall... and make the Eastern Panhandle such a great place to call home.

📊 AUGUST MARKET UPDATE | What Are We Seeing Locally?

August brought some interesting numbers across our local real estate market. Here’s what I’m watching:

📍 Berkeley County
🏡 233 New Listings | ✔️ 196 Sold | 📅 30 Avg. Days on Market

What does this mean? Homes are still moving at a healthy pace, but fewer new listings came on the market than this time last year. Buyers should be prepared, while sellers need to price and position their homes correctly from the start.

📍 Jefferson County
🏡 114 New Listings | ✔️ 114 Sold | 📅 30 Avg. Days on Market

What does this mean? Buyer activity remains steady, and homes sold faster than they did last August. With new listings and sales matching one another for the month, sellers still have opportunity when their homes are positioned well.

📍 Morgan County
🏡 29 New Listings | ✔️ 25 Sold | 📅 55 Avg. Days on Market

What does this mean? Homes are taking longer to sell, so pricing and expectations matter. Buyers may have more time to evaluate their options and potentially negotiate.

💬 My takeaway:
I’m seeing a market that is active, but increasingly strategic. Buyers are still buying and homes are still selling. Knowing how to price, negotiate, and respond to the conditions in each county is what makes the difference.
