My clients always ask me if they should buy or build a home.

Buying or building a home ultimately depends on your preferences, financial situation, and lifestyle. Both options have advantages and disadvantages, and you must consider several factors before deciding.
Buying an existing home may be the right choice if you want a move-in-ready home that requires little to no renovation or maintenance. Additionally, if you are on a tight budget or want to move into a new home quickly, buying a pre-existing home may be more affordable and faster than building a new one.
On the other hand, building a home allows you to have more control over the design and customization of your home. This can be especially beneficial if you have specific needs or preferences that an existing home cannot meet. Building a new home also means a more contemporary, energy-efficient home tailored to your family's needs.
However, building a home can be more expensive and time-consuming than buying an existing one. There can be unexpected delays or additional costs during the building process, and you may need to work closely with a builder or architect to ensure that your vision for your home is realized.
Ultimately, buying or building a home should be based on your needs, preferences, and financial situation. Consult a real estate agent to determine which option is right for you.

Your equity may build in two ways: 1) when you pay down your mortgage, the equity in your house will increase; and 2) if the value of your property increases, your equity will rise.
For example: if you owe $100,000 in mortgage and your home is worth $250,000, you have $150,000 in equity.

"What can a real estate agent do for me as a buyer?"
"Do I need a real estate agent if I am looking to buy a house?"

There may be a perception that working with a real estate agent is biased in their favor, but that's not always the case. A professional can help you get the best mortgage terms and ensure you make the most purchase possible. Being a homeowner is an exciting and daunting process. Having a real estate agent on your side can make the entire process smoother and more organized. They will be able to provide you with knowledge of the local real estate market and information on communities and neighborhoods in the area. They will help you find the home of your dreams
- Your realtor will be able to set up a home search with specific criteria and show you the houses you are interested in. Be the primary communicator between you and the seller (+ the seller's agent)
- Write your purchase offer and negotiate to get the best deal possible; assist you in choosing a home inspector and will negotiate home inspection repair requests. If you're considering buying a home, working with a real estate agent is the way to go. Not only will they help you navigate the process, but they'll also get paid by the seller, meaning your costs are all covered. Working with a professional can save you time and money on your purchase.
