Selling a Snohomish County home with a septic system? The rules change November 1, 2026.

For sales closing on or after that date, the seller must complete a full septic inspection within the previous 12 months and obtain a Report of Property Transfer before closing.

One important distinction: the inspection is required. Pumping is only required when the inspection shows it’s needed.

New Snohomish County fees also begin November 1:

• $245 property-transfer review
• $47 inspection-report filing
• $16 pumping-report filing, when applicable

Washington’s statewide rule begins February 1, 2027, but Snohomish County starts three months earlier.

What does this mean for buyers and sellers in Snohomish County? More homes are hitting the market (+15.8% new listings, +35.8% active inventory) while the pace of sales has slowed (-9.1%) and the median home price has softened slightly (-4.04%). That's a market rebalancing toward buyers — more choices, more room to negotiate, and less competition than a year ago.
