Here's what's actually happening across Whatcom, Skagit, Island, Snohomish, King, and Pierce counties year-to-date:

🏠Inventory is up everywhere- up to 14.7% more homes on the market than last year.
💰Prices are flat-to-down in King (-3.5%) and Snohomish (-3.2%) but still ticking up gently in Whatcom (+1.7%) and Pierce (+2.3%).

😍For BUYERS: this is the calmest the market's felt in years. More listings, more time to think, way less "offer by 5pm or lose it forever." You've got leverage and it's time to use it!
🤩For SELLERS: homes are still selling, but "list it and it'll fly" isn't the play anymore. Pricing right and prepping the home to sell matters more than ever.
