The May numbers are in for Marysville โ€” and they tell a different story than what you're seeing in national real estate headlines.

Median sold price: $369,500. Median days on market: 6 days. List-to-sale ratio: 99.9%. 48 resale homes closed.

Resale homes are now selling at $205.20 per square foot โ€” up from $188โ€“$193 a year ago. That's 8โ€“9% appreciation in per-square-foot value for homeowners who've been watching and waiting.

Compare that to April โ€” $360,000 median, 97.6% list-to-sale ratio, 56-day average DOM (skewed by new construction). Pull out resale-only for May and the median drops to 6 days. Those are two completely different markets and mixing them gives buyers and sellers a misleading picture.

New construction is running about $110,000 above resale right now โ€” median of $479,990 versus $369,500 for existing homes. That premium buys warranties and customization, but it also means starting with less equity cushion.

The spring pattern is holding: homes priced where buyers actually are closing fast and clean. Homes chasing the $432,000 active list median are joining the 49-home backlog sitting 30+ days.

The national headlines about a cooling housing market don't match what I'm seeing in Marysville.

In May 2026, resale homes here sold in a median of 6 days and closed at 99.9% of list price. That's not a cooling market โ€” that's a market where well-priced homes are selling fast and sellers are walking away with essentially what they asked for.

Here's the number that surprised me most: Marysville resale homes are now selling at $205.20 per square foot. A year ago that benchmark was $188โ€“$193. That's 8โ€“9% appreciation in per-square-foot value โ€” real, meaningful equity growth for homeowners who've been watching and wondering.

The blended "24 days on market" figure you may have seen in the Columbus REALTORSยฎ report includes new construction, which averaged 51 days to sell. Pull out resale-only and the median drops to 6 days. Two very different markets.

New construction is running about $110,000 above resale โ€” median of $479,990 versus $369,500 for existing homes.

"49 homes in Marysville have been on the market for 30 days or more.

24 for 60+ days. 15 for 90+ days.

Here's what almost all of them have in common: they're listed in the $400-500K range in a market where buyers went under contract last month at a median of $353,000.

That's not a buyer problem. That's a pricing problem.

Of the 22 homes that went under contract in May, 10 were priced between $300K and $400K. That's where buyers are willing to have a conversation.
