"First-time buyer in Union County? A few things I want you to know before you start touring.

Get pre-approved β€” not pre-qualified. Pre-approved. Sellers in this market won't take you seriously without it, and you don't want to fall in love with a home you can't move on.

Know the difference between what a lender will give you and what you can actually afford monthly. Those are two different numbers.

Don't waive the inspection to compete. I never recommend it.

And move fast. Homes in your price range in Marysville are typically under contract in under two weeks.

"Over the years I've worked alongside a lot of divorce attorneys in Union County. A few things consistently come up that they wish their clients understood before the home sale begins.

The home's value is based on the market β€” not what either spouse thinks it's worth or what they paid for it.

"Can one spouse keep the house after a divorce? Yes β€” but there's a step most people underestimate.

To keep the home, the spouse staying needs to refinance the mortgage solely into their name. That means qualifying on a single income for the remaining loan balance.

And if there's significant equity, they may also need to buy out the other spouse's share β€” which can mean a larger loan or drawing from other assets.

When the math works, it's a clean solution. When it doesn't, the home usually goes to market anyway β€” just later, with more stress attached.

The first call is to a lender to get real numbers. I'm often the second call.
