Some strange things happened in the housing market this last week. There were a lot more sales than new houses coming onto the market, which reduced the inventory to 1.5 months' worth in Snohomish County. In other words, if no more houses came on the market the current inventory would be gone in a month and a half.

In the meantime, any homes perceived as overpriced are sitting on the market and so we saw an astounding 146 price reductions. The market still favors the seller but any homes that buyers feel are priced too high aren't selling.

Statistics show that housing sales pick up after a presidential election (2008 being an anomaly) no matter the party that wins the White House, so between now and November 5th is likely to be a better time for buyers (less competition), and after the election is likely to be a better time for sellers.

New listings in Snohomish County edged out the amount of new pending sales last week, bringing a slight increase in inventory. However, don't expect the average sales price to plummet anytime soon, since the slowly decreasing interest rates will have a tendency to counteract downward pressure on pricing.

The number of price reductions last week indicates that an awful lot of homes are still going on the market overpriced and that sellers are having to adjust their expectations after their homes sit on the market unsold.

Last week, the number of new properties coming on the market was just about level with the number of properties going off the market (under contract to be purchased).

There is about 1 1/2 months' worth of housing inventory on the market in Snohomish County. This low level of inventory is advantageous to sellers, but by the high volume of price reductions that occurred last week, we can see that the era of slapping any ridiculous price on a house and selling it is gone. If a seller doesn't price their house correctly it will sit on the market. Pricing and Presentation are critical.

Snohomish County saw nearly three hundred homes go pending last week, while only 104 came on the market. Expect a burst of listings this week since most sellers aren't keen to list on the week of Independence Day.

The housing supply has been edging up towards two months worth (meaning if no more houses were listed on the market the current supply would be gone in two months).

It's still a seller's market but sellers are having to get more realistic about the prices they are asking. There were 111 price reductions last week.

Last week in Snohomish County 339 properties went under contract, with only 192 new listings. This continues the long trend of an insufficient quantity of replacement properties coming onto the market. With not enough supply prices continue to creep upward.

Despite the strong demand and increasing sales prices the amount of price reductions indicates that many sellers are still overpricing their homes, causing them to sit on the market until they adjust to more realistic expectations.
