Some strange things happened in the housing market this last week. There were a lot more sales than new houses coming onto the market, which reduced the inventory to 1.5 months' worth in Snohomish County. In other words, if no more houses came on the market the current inventory would be gone in a month and a half.
In the meantime, any homes perceived as overpriced are sitting on the market and so we saw an astounding 146 price reductions. The market still favors the seller but any homes that buyers feel are priced too high aren't selling.
Statistics show that housing sales pick up after a presidential election (2008 being an anomaly) no matter the party that wins the White House, so between now and November 5th is likely to be a better time for buyers (less competition), and after the election is likely to be a better time for sellers.
