Hello, October.

Fall has always been one of my favorite times of the year around here. The cooler mornings, Friday night football, changing leaves, local festivals, and just spending more time with family and friends make this time of year hard to beat.

One of the things I enjoy most about being a REALTOR is getting to serve the communities I already call home. Whether I’m working with someone in Logan County, Union County, or Champaign County, I get to meet good people, learn their stories, and help them figure out what comes next.

Sometimes, you don’t know where the path is going until you’re willing to take the first step.

I think buying or selling a home can feel a lot like this trail.

🏡 Never underestimate a first-time buyer who decides it’s time to build a brighter tomorrow.

One of the biggest things I hear from future homeowners is, “I just don’t know if I’m ready yet.”

I understand. Buying your first home can feel overwhelming, especially with interest rates, changing prices, and everything you hear about the housing market.

But here’s something important: Logan, Union, and Champaign Counties aren’t one single housing market. Every community—and every price range—can look a little different.

Right now, we’re seeing buyers have more choices in parts of our local market, and some homes are taking longer to sell. That can create opportunities for prepared buyers to slow down, ask questions, compare options, and sometimes negotiate.

At the same time, well-priced homes can still move quickly. Being prepared matters.

And preparation doesn’t mean you have to be ready to buy tomorrow.

Maybe your first step is:

• Talking with a lender
• Knowing what monthly payment fits your family
• Saving for closing costs

The Fall Vendor Fair is coming up quickly and I wanted to spend some time over the next few days highlighting some of the vendors and groups that will be here on Sun, Oct 11, 2026!

West Liberty Marching Band is performing at 1:00 pm! They will also be selling their lemonade as a fundraiser

Top of Ohio Twirlers will be performing at 2:00 pm

Bellefontaine High School Show Choir is performing at 3:00 pm!

West Liberty Cheerleaders are face-painting as a fundraising event!

West Liberty FFA will be operating the admission gate for the Corn Maize as their fundraising event!

Kambria Freed will be doing free photos all day - we will have a fall set up 🍁🍂 perfect for pictures

We will have pumpkins for sale as well!

We will be running a smaller menu this day- also we will have servers that will be dedicated to outside to help the flow.

As the month goes on, I’ll highlight vendors every few days! So, keep your eyes out!
