A lot can happen between inspection and closing!
A Little Story Time…
I had a past client leave a pretty nasty comment on one of my videos basically saying, “Never trust this company.”
Obviously, I’m not just going to ignore something like that. So I reached out and asked him what happened.
He tells me that when he moved into the house, the shower wasn’t even connected properly. There were all kinds of plumbing problems, they had to tear into the bathroom, rip out the shower, and by the time everything was said and done, he was looking at something like $5,000–$10,000 in repairs.
And I’m sitting there thinking… how in the hell did we miss that?
Because we run the showers. We check for leaks. We take pictures. This didn’t make sense.
So I pulled his inspection report back up.
And sure enough, there are our pictures from the inspection—with the shower running.
Then I kept digging.
Turns out, during the inspection, we actually found a leak underneath that shower. We documented it and recommended repair.
There was about a 45-day gap between our inspection and when the buyer actually took possession of the house. Somewhere during that time, the sellers apparently had someone come in to “repair” the leak.
Except they couldn’t figure out how to fix it.
So instead… they cut the water lines and shut them down.
That’s why the shower wasn’t working when my client moved in.
Once we were able to piece together the timeline, I explained everything to him and told him his best course of action was probably to go back to the sellers and find out exactly what happened after our inspection.
I never found out how that part turned out.
But I do know this:
He apologized.
And then he left us a really good review.
And I’ve always remembered that one because it’s a good reminder that sometimes when somebody is furious with you, you don’t need to get defensive. You just need to figure out what happened.
Sometimes you screwed up.
Sometimes they misunderstood something.
And sometimes… the shower worked perfectly fine when you were there, and somebody cut the damn pipes afterward.
That’s home inspections.
