Your home’s value is not based on vibes, Zillow drama, or what your neighbor swears they heard.

Things that do NOT determine what your house will sell for:

Never underestimate a real estate agent who has seen a few things.

The buyer who was “just browsing” and wrote an offer that night.

The house everyone skipped that turned out to be the one.

The text at 8 PM on a Saturday that starts with, “We want to make an offer.”

After enough years in this business, you stop reacting to every twist and start recognizing patterns.

Not because you know everything.

Because experience teaches you what to look for.

And sometimes the biggest advantage a buyer or seller has isn’t the market…

It’s having someone beside them who’s been through it before.

• Someone will ask where you went to high school like it’s part of the mortgage application.• Cincinnati chili is not up for debate. People have chosen sides.• You can accidentally end up in Kentucky faster than you can finish a Target run.• Every neighborhood has its own personality, and trust me, the locals will tell you all about it.• Local restaurants, local shops, and hometown traditions have a loyal fan club.

Cincinnati is charming, proud, full of personality, and fiercely loyal to its roots. That’s exactly why so many people end up loving it here.

Everyone loves the model home upgrades.

The countertops.
The lighting.
The flooring.
The pretty little “this could be my life” moment.

But in new construction, one of the biggest upgrades may be the lot.

Privacy.
Tree lines.
Walkout potential.
No rear neighbors.
Cul-de-sac placement.
Better views.

You can upgrade finishes later.

You cannot move the house to a better lot.

So before you fall in love with the model, make sure you understand the lot you’re actually buying.

Everybody looks at the listing price.

Smart buyers look at the total monthly payment.

Because the mortgage is only one piece of it.

Property taxes. Insurance. HOA fees. Utilities. Maintenance.

That “affordable” house can look real different once the full numbers show up. Cute little plot twist, right?

What would I do if my business didn’t need me every single day to survive?

Probably breathe first.

I used to call it “thriving in chaos.”

Really, I was always answering, always reacting, always thinking 2–3 transactions ahead, and acting like exhaustion was just part of being successful.

Cute. Incorrect. Expensive.

What changed for me at eXp was getting into better rooms.

Better conversations.
Better systems.
Better collaboration.
Better support.

Now I’m building a business with content, connection, multiple streams of revenue, and a plan that doesn’t require me to run myself into the ground.

Not just survival.

Growth.

POV: the backyard BBQ got upgraded because somebody finally bought the house with the good patio.

One thing about buyers right now?
They are absolutely paying attention to outdoor living.

Patios.
Covered porches.
Backyards big enough for late summer nights, cookouts, firepits, and everybody suddenly “just stopping by.”

The houses with the best outdoor spaces are the ones people remember. And honestly… this one already feels like the house everyone’s going to want to hang out at all summer.
