Ohio just changed the rules on property taxes. After years of rapidly rising home values, Ohio enacted new inflation caps on certain property tax collections. Essentially, higher property values can no longer automatically produce unlimited increases in property taxes. This is statewide, though the actual numbers vary based on individual municipalities. And is currently in effect.

This cap does not apply to school levees, so expect to see more of those.

One of the numbers I keep an eye on is my offer acceptance rate. Over the last 12 months, 80% of the offers I’ve written have been accepted. Which is considered high, especially in this competitive market where I’m usually competing against multiple other offers.
Every situation is different, and there’s never a guarantee. But a well-crafted offer isn’t just about offer price. It requires strategy, good discussions, and understanding what’s important to the other side.
I’ve been intentional about developing this skill, and proud of the results. My clients have been happy too. If you’ve ever lost an offer on a property you wanted, you understand!
