The weather turned this week, and somewhere a fireplace got switched on for the first time since spring.

This room was built for that night. The stone was set by hand, piece by piece, long before anyone needed the warmth. The wood mantel rests on its own corbels. The built-ins on either side were sized to the fireplace so the whole wall feels like one piece of work instead of three. And the coffers overhead are painted darker than the beams, a small choice that makes a tall room feel warmer once the sun goes down.

Most of what makes a room like this work gets decided months before move-in, when it’s still framing, and nobody’s thinking about October. Then October shows up.

Coming home here takes a little longer than it does in most neighborhoods.

You turn off the road, cross a stone-and-timber bridge with lanterns at either end, and follow the drive up through the trees until the house comes into view. Nobody needs those extra few seconds. But in October, at the end of a long day, it’s the part you’d least want to give up.

A wooded lot asks more of a build: where the drive goes, how it crosses the low ground, how to get a house in without taking down the trees that made the land worth buying. Done right, the way in becomes part of the home.

There’s a stretch every October when job sites get pretty.

The trees around the lot turn. The light comes in low and gold in the late afternoon. And the house in the middle of it is at its most hopeful stage: walls up, roof not on yet, the rooms finally visible as rooms.

It’s also when a lot of our homeowners start dropping by on weekends. They walk the subfloor, stand where the kitchen will be, and look out where the windows are going. Next fall, those same trees will be the view.

Every one of these samples is a decision someone has to make.

This table is the selections for one new build: the flooring, the cabinet colors, the counters, tile for the kitchen and baths, even the cabinet pulls. And most of those come with smaller decisions inside them. Which way the tile is laid. How big it is. What color the grout should be. Multiply that across a whole house and you’re into the hundreds.

Is it a lot? It can be, especially if you’ve never built before. That’s why you don’t do it alone. Tarah, our designer, walks through every selection with you, in order, so each decision makes sense with the ones around it, and the finished house feels like one idea instead of a hundred separate ones.

A staircase usually divides a house. This one ties it together.

It runs through three levels, from the lower level up past the main floor to the loft, on a single black steel stringer. The treads are thick wood that seem to float. The railings are horizontal rods, not solid panels, so from almost anywhere in the room you can see through the stair to the windows, the stone, and the light coming in at the end of the day.

It’s the kind of detail that gets decided early, long before anyone picks a paint color, because everything around it has to be built to make it work.

Some of the best conversations we have start with, “My family has had this land for a long time.”

A grandparent’s farm. A parcel split between siblings. Acreage that’s been in the family for three generations.

The decision to build on this land comes with its own questions: where the house should sit, how the drive comes in, what the survey says, how utilities and septic work out on land that was never meant to be a homesite. We walk that ground with you before anyone draws a floor plan, because on family land, getting the placement right matters more than almost anything else.

If that’s where you are — land you’ve been looking at for years and finally want to do something with — we’d love to walk it with you.

If you've never built a custom home, the design meetings can feel like a big unknown. This is what it actually looks like.

That's Tarah, our lead designer, in a real session with a client. Not a lot of talking at first. Mostly listening, some smiling, and a pencil pointing at the photo someone brought in because something about it felt right. Her job early on is figuring out what that something is.

From there it moves faster than people expect. You come in with ideas and a Pinterest board. By the next meeting, there's a layout. The meeting after that, it starts to look like a house...your house.

No experience required. That's what Tarah is for.

This is the time of day we like a house best. It's the few minutes after sunset when the sky turns blue and the windows start to glow.

It's a ranch, which is most of what people ask us to build now. The story is usually the same: twenty years in a two-story that was fine, a lot of trips up and down the stairs, and a growing sense that the next house should be built around how they actually live. Everything on one level. A front porch they'll sit on. Light where it matters.

Matt Terrell has worked alongside Justin Doyle for fourteen years. Recently he sat down with a group of top Cincinnati agents and walked through the whole story — where Justin Doyle Homes came from, how a design comes together, and why building a custom home takes the kind of system it does.

It's six minutes. Here's what's in it, if you want to jump around:

0:00 — Matt, and fourteen years with Justin
0:27 — Design-build: from a blank page to a floor plan
1:00 — Skid steers at eight, and Ohio State engineering
2:08 — Steve Doyle and Doyle Homes, 1972
2:30 — Cincinnati, 2009, and the first HOMEARAMA
3:41 — Engineering and lean manufacturing, applied to custom homes
4:36 — Hundreds of decisions, starting with one backsplash
6:01 — "We're not perfect, but…"

Matt's the first to say there are a lot of good builders in Cincinnati. He's worth listening to on what makes this one different.
