Robert Dowding Group September mid Michigan Real Estate market update. How is your market?

10/06/2026

Well, it is time for the fourth quarter of 2026. How did we finish the third quarter? Well, as you can see inventory continues to grow a little by little giving buyers a little more breathing room. Sellers are still controlling the market, although prices have remained fairly level.

I often get asked “what’s going on with the market?” this kind of sums it up. We are still low on inventory if we’re trying to get to a neutral market. Leveling off of prices and higher interest rates are creating more inventory opportunities. We shall continue to watch the sale prices.

This is certainly a broad stroke overview of the entire mid Michigan market. If you are looking for more specific information in your home area, don’t hesitate to reach out.

Danielle and I personally serve the entire Mid MICHIGAN real estate market and have business partners across the country to help you with all of your buying selling and investing needs. Put our over 30 years of experience to work for you.

Best, Rob

Check out the latest in Mid-Michigan's Real Estate Market.

-August Median sales price unchanged year over year
-2.5 Months of inventory (still a seller's market).
-12 DOM, properly priced houses are still selling quickly.
-99.4% Sale to list ratio.

There is more inventory for buyers to chose from. Educated sellers who price within the market are still negotiating nearly at list price on average and above in some cases. Check out the full article below for more information.

The Greater Lansing Association of REALTORS® today released August 2026 market data showing a housing market that is gradually rebalancing, with inventory building, prices holding steady against last year, and homes continuing to sell quickly and close to asking price.
