Most Long Island buyers right now are making the mistake of focusing only on interest rates — when the bigger factor in May 2026 is actually competition per price point. 🏡

Here’s what the market is really looking like this month on Long Island:
• Homes under ~$800K are still seeing the strongest competition and fastest sales
• Move-in-ready homes are consistently outperforming renovated “later” projects because buyers are prioritizing predictable monthly costs
• Sellers who price slightly under market value are still creating bidding wars, while overpriced homes are sitting noticeably longer than they did in 2021–2023
• More listings typically hit the market between Memorial Day and early June — giving buyers more options, but also bringing more competition into the market

One thing many buyers don’t realize: your monthly payment changes more from taxes + insurance than from a tiny rate difference. On Long Island especially, two homes at the same price can have dramatically different monthly costs depending on property taxes.
